Moving from NYC to New Jersey: Complete Guide

Why New Yorkers Are Choosing New Jersey

The exodus from NYC to NJ has been accelerating. Remote work policies, rising Manhattan rents, and the desire for more space have made New Jersey increasingly attractive. Here's what you need to know about making the move.

How Much Can You Save?

The savings can be dramatic:

  • 1-bedroom apartment: $3,500/month in Manhattan → $1,500/month in Newark (57% savings)
  • 2-bedroom apartment: $5,000/month in Brooklyn → $2,200/month in Jersey City (56% savings)
  • No city income tax: NYC residents pay 3-4% city tax that NJ doesn't have
  • Lower overall expenses: Groceries, dining, and services often cost less

Real Savings Example

A couple earning $150,000 combined, moving from a $3,500/month Brooklyn 1-bedroom to a $1,800/month Newark 2-bedroom saves approximately $25,000/year in rent plus $4,500+ in city taxes.

Best NJ Towns for NYC Commuters

Jersey City (10-15 min to Manhattan)

The closest thing to NYC without being NYC. PATH train direct to WTC and Midtown. Vibrant restaurant scene, waterfront parks, and diverse neighborhoods. Higher rents for NJ, but still 30-40% less than Manhattan.

Hoboken (15 min to Manhattan)

Mile-square city with a young, professional vibe. Excellent restaurants and nightlife. PATH train and ferry access. Very walkable with a small-town feel.

Newark (20 min to Penn Station)

NJ's largest city, undergoing major revitalization. Most affordable option with direct NJ Transit and PATH access. The Ironbound neighborhood is a foodie destination.

Weehawken/Union City (20-25 min)

Stunning Manhattan skyline views at more affordable prices. NY Waterway ferry service. Growing restaurant scenes.

Elizabeth/Linden (30-35 min)

Further out but significantly more affordable. Good for those with flexible schedules or partial remote work. NJ Transit access to Penn Station.

Things to Know Before You Move

1. NJ Property Tax is High

If you're buying, be aware NJ has the highest property taxes in the country. However, as a renter, this doesn't affect you directly (it's factored into rent).

2. You'll Probably Want a Car

While you can live car-free in Jersey City or Hoboken, having a car opens up NJ significantly. Plus, parking is free at most NJ establishments—a concept foreign to New Yorkers.

3. Income Tax is Similar

NJ state income tax (1.4-10.75%) is comparable to NY state tax, but you'll save on NYC's additional 3-4% city tax.

4. Different Vibe, Different Pace

NJ is more suburban outside of major cities. Expect more space, quieter streets, and friendlier neighbors—but fewer 24-hour options.
